New owner would just need to hook up internet and they'd be ready to go.
For fixed operational costs you would need to add:
1) your rental cost: Approx: $2,000 a month
2) Electricity: Approx: $1,500 a month
3) Internet: Approx $2,000 a month for a 6 MB line ( if its mission critical stuff we recommend a back up line)
So in total you are looking at:
Option 1: $45,000 up front + Monthly overhead approx $5,500 a month
or
Option 2: $45,000 financed over 3 months + $5,500 a month
